Everything we fit on the Palm is specified differently from the same job inland, and the reason is salt. No other part of Dubai forces us to design around it, and it decides how long your installation lasts far more than the fabric you choose.
Salt air is what actually shortens a curtain's life here
Sea air carries salt, and salt attacks metal. On a sea-facing window it reaches every metal component: the track, the carriers inside it, the brackets, the screws and anchors in the substrate, and the housing of any motor.
What that looks like in practice is not dramatic. It is a track that drags after two summers, a bracket weeping a rust line down a painted wall, screw heads that round off, and a motor that goes noisy and then stops. A standard aluminium track and standard fixings are fine in Business Bay. Put the identical specification on a beach-facing frond window and you are replacing it years earlier.
So on sea-facing elevations we specify for the environment rather than the catalogue: anodised or marine-grade track, stainless fixings rather than plated steel, and sealed housings where the run is motorised. Our motorised range covers the battery-versus-wired choice, and here the housing matters as much as the motor.
Windows on the landward side of the same property often need none of this. We spec elevation by elevation rather than applying the expensive option to a whole house.
Three addresses, three different exposures
Palm Jumeirah covers three different jobs, separated by how much salt and light each takes.
Frond villas have a beach elevation with nothing in front of it and a sheltered landward side. Shoreline apartments are older stock, generally with sea on one aspect only. Palm Tower and the newer beachfront towers are the most exposed — height puts them in wind-borne spray that never reaches ground level, and they are usually full-height glazed on the sea side.
Same island, three specifications. We ask which you are in before we say anything about track.
Beach-facing glass: the lining goes first
On a frond beach elevation there is nothing between your glass and the horizon: unbroken reflected light off open water, arriving all day rather than for a few hours.
People watch the face fabric for that, but in our experience the lining fails first. Linings carry a coating, and sustained UV breaks it down before the visible cloth looks wrong. What you notice is not colour — it is the drape going. The curtain stops hanging cleanly, the hem ripples, and the panel looks tired while the fabric still reads as fine.
So we treat lining as a specification decision rather than an upgrade to be sold. Deep saturated colours and unlined natural fibres show change fastest on this elevation, and the right lining behind a well-chosen fabric is what buys you years.
Wave suits these full-height beach windows — it stacks tighter, so it clears more of the view the house exists for.
Two privacy problems on one property
The fronds have an unusual geometry: neighbours close on both sides — closer than the aerial photographs suggest — while the beach elevation is completely open.
Two problems, two answers. Side windows facing a neighbouring villa want privacy at close range, which is a sheer question and often a fixed-panel one. The beach elevation is not overlooked at all, so privacy is barely the issue — glare and heat are, and closing it down heavily wastes the view.
Treating a frond villa as one specification throughout is the most common mistake we see here.
Getting onto the island, and onto your plot
The Palm has controlled entry and many villas sit on private plots with their own access arrangements. We register vehicles and fitters in advance and confirm the details with you before installation day.
It is dull administration, and it is also a real way to lose a booked date. We would rather do it a week early.
