

Three to five windows, two rooms that matter, one date
A one-bedroom in Dubai is usually a bedroom, a living room and a kitchen or bathroom pane. Only two of those windows decide whether the apartment is comfortable, and they fail in completely different ways. The bedroom fails at sunrise. The living room fails after sunset. Almost everything on this page follows from that difference.
The bedroom is the only genuinely urgent window
For much of the year the sun here is up before half past five. New towers hand over floor-to-ceiling glass with nothing in front of it, and most people find within a week that they cannot sleep past sunrise. You can live with a bright living room for a month. You cannot keep waking at 5:20.
The mistake is treating that as a fabric problem. It is a coverage problem. Blackout fabric can be completely opaque and the room can still be bright, because light comes over the top of the track, down both sides and under the hem. Closing those gaps takes a ceiling-fixed track, a track run past the reveal so the fabric stacks on the wall, a return at each end, an overlap where the panels cross, and a drop specified rather than assumed. One question changes that specification more than any other: does anyone sleep in the daytime. A room dark enough at eleven at night is nowhere near dark enough at two in the afternoon. If you work shifts, or a baby naps, say so at the measurement.
The living room is a privacy problem, not a light problem
People ask for living room curtains to control heat and glare, then find the real issue is the evening. Privacy runs from the bright side to the dark side. A window that feels private at two in the afternoon shows the room in outline at eight, with your lights on and the tower fifteen metres away.
So it usually wants two layers: a sheer for the day, something solid for the evening. That is a double track, specified as a double from the start, because a double bracket carries more load and stands further off the wall. Why one visit beats two
A one-bedroom is the size where a single job genuinely wins, and not mainly on price. One survey means both rooms are specified against each other rather than separately. One order means one fabric reservation, confirmed in writing before a date is given. One installation means one NOC from your building, one service lift booking and one morning of drilling. Most towers here want an NOC and approved contractor details before anyone drills, and that paperwork is the usual reason a job slips.
What usually goes wrong in a one-bedroom
The temporary purchase. Week one is uncomfortable, so ready-made panels or a cheap roller go up. Three months later the apartment is furnished, none of it fits, and it is replaced with something made to measure. Two purchases for one set of windows. The developer track. There is often one already up, and it is rarely the right one — usually fixed at window height rather than near the slab, which costs you visible ceiling and leaves a light gap above the heading, and frequently too light-duty for a lined curtain across a wide opening. We check it free rather than guess.
The wall. In most new towers the section above the window is drywall over a metal frame, not concrete. A track loads every bracket continuously, and one fixed into plasterboard with an ordinary plug holds a few months and then pulls out. With the right anchor it holds indefinitely.
What we would tell you not to buy
Curtains in the kitchen or bathroom. Grease and dust wipe off a blind and never come out of fabric. A roller or zebra blind is the right answer and the cheaper one.
Blackout in the living room as the only layer. You will keep it shut for privacy and lose the daylight you moved in for.
Motorisation on windows you walk past. In a one-bedroom the case is weak unless a sofa or bed blocks the leading edge. The motor guide is honest about which windows earn one.

Questions we get asked
Can I do the bedroom now and the living room later?
Yes, and it is often the sensible order. You get the plan for the whole apartment and the invoice for part of it. Your measurements stay on file, so there is no second survey.
Do I need a sheer in the bedroom as well?
Not always. The bedroom needs darkness; the sheer is for hours when you want the room light but not exposed. High up with nothing looking in, blackout alone is often enough.
How long does installation take?
Normally one morning. The dressing is tied for 24 hours, and we return about a week later to untie it, free.
My building needs an NOC. Who handles it?
We start it at the point of order rather than in the week of installation, and handle the paperwork wherever the building allows it.
Can the curtains come with me when I move?
Widths can be adapted; a drop cannot be invented. Tell us if you expect to move within two years — there is also a relocation service for exactly this.
Wave or pinch pleat here?
Usually wave in an apartment. It stacks tighter, so more glass is clear when the curtain is open, and it suits flat ceilings and square reveals.
