Al Furjan is handing over faster than almost anywhere in Dubai right now, so most of what we do here is a whole empty house at once rather than one room at a time. It also sits under a metro line and beside a motorway, which changes what goes on the windows facing them.
The metro line and the highway
Route 2020 runs on an elevated viaduct through this area, with Sheikh Zayed Road on the other side. Many homes look at one or the other.
What people underestimate is that neither goes quiet at night. A highway is a continuous wash of headlights; a viaduct adds train lights at intervals and station lighting that never switches off. It is not daytime glare that gets you, it is a bedroom that never goes properly dark.
Elevation matters more here than in most communities. A train on a viaduct sits above street level, so on lower floors and in ground-floor villa rooms you are not overlooked from the pavement — you are overlooked from something higher up and moving. A sheer that would be fine on a quiet street does very little against that.
On those elevations we specify a genuine blackout layer that closes at the edges rather than merely covering the glass, and we will tell you which windows actually face the line and which only feel like they do.
Most of Al Furjan is an empty house right now
Because so much stock here is new handover, we are usually walking into a completely empty villa or townhouse. That is the best time to do this, and it changes how we plan it.
An empty house means every window can be measured in one visit, with no furniture to work around. So we quote the whole house at once, window by window, and you decide what to do in what order — rather than measuring the living room now and returning for bedrooms in three months, which costs you two visits.
If the budget has to be staged, we sequence it honestly: bedrooms first, because that is where light actually stops you sleeping, then living areas. We would rather tell you to delay a room than sell you the whole house at once.
Identical windows across a phase
Al Furjan is largely developer-built clusters, and within a phase units repeat exactly — same layout, same window sizes, same reveals.
Once we have measured one unit in your cluster we know the sizes for the rest of that phase. If you own more than one unit here the second is faster, with no second measuring visit. And when a neighbour asks who did yours, we can quote them accurately from records rather than starting again.
Drywall over a metal stud
This is the detail that decides whether your track is still up in five years.
Window reveals in most Al Furjan handovers are drywall over a metal stud frame. Drywall alone will not hold a loaded track — the fixing has to land in a stud, or use an anchor rated for the board. And studs sit at fixed intervals, which means the stud spacing decides where a bracket can physically go, not the other way round.
So on a wide window the bracket positions are constrained, and a track specified without knowing the stud layout can end up under-supported in the middle. We survey the reveal before quoting rather than assuming — including for a wave track, which loads every carrier along its length and is least forgiving of a badly placed bracket.
The double-height entrance nobody budgets for
Most Al Furjan villas have double-height glass at the entrance or over the stairs. People plan for bedrooms and the living room, then find the tallest and most visible window in the house was never in the number they had in mind.
