Made-to-measure curtains and blinds in JLT
Jumeirah Lake Towers is one of the older tower communities in Dubai, and that changes what we are asked to do here. In newer communities we fit empty apartments. In JLT we are usually taking something down before we put something up.
What is specific to JLT
Lake side and road side are two different jobs
It is the first question we ask, and it changes the whole specification.
If your windows face the lakes, your problem is reflected glare. Water throws light upward at an angle nothing on the wall was designed for — it arrives under a pelmet and over a half-drawn blind, and it moves as the sun crosses. It is also brighter than people expect, because you are getting the sky twice. Lake-facing living rooms usually want a sheer that diffuses rather than simply screens, with a proper blackout layer behind it for the evening.
If your windows face Sheikh Zayed Road or the metro line, glare is not the issue — exposure is. You are looking at a road that never goes dark, and on lower floors a direct line of sight from the highway and the metro viaduct. Those rooms need genuine blackout, and it has to close properly at the edges, which is a track question rather than a fabric one.
Plenty of JLT apartments have both aspects. We spec them separately, room by room, rather than putting the same thing on every window.
Most of our JLT work is replacement, not first fit
Three things fail here, on separate timetables.
Fabric goes first, and on the sun side it goes brittle at the leading edge. Tracks go next — a decade of daily pulling wears the gliders and the curtain stops closing cleanly, which people usually blame on the fabric. And in JLT specifically, motors fail. Many of these apartments were fitted with early motorised tracks, and those systems are now past their service life, out of production, or paired to a remote nobody can replace.
A dead motor does not always mean new curtains. Often we replace the track and motor and re-head the panels you already own. Our motorised range covers the battery-versus-wired decision, and we survey what you have before quoting.
No two towers here are built the same
JLT went up cluster by cluster over many years with many different developers, and the construction behind your window reveal reflects whichever year and whoever built it. Some towers are solid concrete slab. Some have drywall reveals with a void behind. Some have both, on different elevations of the same floor.
So we will not quote a fixing from your building name. We check the substrate at measurement and specify the anchor for what is there. Get it wrong into drywall and the track holds for a few months and then comes down — and a wave track, which loads every carrier, comes down faster than most.
Landlords and short-let
Tenant turnover is high here and much of the stock is rented or on short-let. Two things we do that help.
We keep every window we measure on file permanently. Fit out a unit with us, take another in the same tower next year, and we already have the sizes — no second measurement visit. When a tenant damages one panel, you message us and we replace that panel from our records.
If you hold several units here we set a standard specification per building and a fixed per-unit rate card, so you are not renegotiating at every changeover.
Building access and contractor registration
Most JLT towers require an NOC, and many require contractor registration with building management, before anyone drills a hole. Requirements differ tower to tower — documents days in advance, restricted working hours, a deposit against the service lift.
We handle it at the point of order, not the day before installation. Access paperwork is one of the most common reasons a date slips in JLT, and it is entirely avoidable.
