Damac Hills is not one kind of home. Inside a single master community there are branded golf villas, standard villa clusters, townhouse rows and apartment blocks — and the honest thing to say up front is that a quote for one of them tells you almost nothing about what another will cost. If a neighbour has given you a number, treat it as a rumour rather than a benchmark.
Four kinds of home, four different jobs
The golf villas have the largest glass and the highest ceilings. The standard villas are more predictable but still run to thirty-odd windows. Townhouses share walls and have a different window shape entirely. The apartments are closer to what we do in the towers.
Window count, drop height, wall construction and access all change between them, and those four things are what a curtain job actually costs. So we do not quote Damac Hills from a rate card.
Golf-facing glass has a glare problem, not a view problem
This is the part that surprises people, and it is specific to homes backing the course.
In a tower, or on a street where another building faces you, something breaks the light before it reaches your glass. On the fairway there is nothing. You have full-height glass looking at open green, with no obstruction between you and the horizon.
That changes when the glare arrives. Overhead midday sun is the easy case — high, short-lived, and a normal curtain handles it. The real problem is early morning and late afternoon, when the sun is low and the light comes in almost horizontally, straight down the length of the room. It gets under anything mounted high and it finds every gap at the edges.
So on golf-facing rooms we specify for the low angles rather than the high one: a full drop from as close to the ceiling as the structure allows, and edges that genuinely close rather than a panel that merely covers the glass. In bedrooms on that side, proper blackout is not a luxury — the sun clears the treeline early for much of the year and there is nothing in the way.
Townhouses are not small villas
Townhouses here share walls with their neighbours, so the glazing goes up rather than across: windows noticeably narrower and taller than the villa equivalents.
That changes which heading suits. On a narrow window the stack matters more than anything else — the fabric has to go somewhere when it is open, and a wide stack covers a serious share of the glass. Wave stacks tighter and usually suits these windows better. Pinch pleat earns its place in the villas, where there is width to carry it and rooms formal enough to want it.
People usually make that choice on looks alone. On a townhouse window it is worth making on stack width instead.

High ceilings and stairwell windows are the specific reason. Those drops need proper access equipment, and the equipment has to be on the van when it leaves. Working that out at the survey rather than discovering it in your stairwell is the difference between finishing on the contracted date and losing a week to a second trip.
