Dubai is not a normal window market
Advice written for London or New York does not transfer here. The sun is harsher, the glass is bigger, the buildings are closer together, and the walls are built differently. Six things matter here that matter almost nowhere else.
1. The sun starts before 5:30am
For much of the year the sky is bright well before six. New towers are built with floor-to-ceiling glass and nothing on it at handover. Most people discover within a week of moving in that they simply cannot sleep past sunrise.
What to do: proper blackout in every bedroom, not dim-out. And understand that fabric alone does not make a room dark — light leaks down the sides and over the top of the track. Side channels and a top valance close those gaps. Ask specifically for them if you want a genuinely dark room.
2. Your neighbour is fifteen metres away
Towers here face each other across narrow gaps at the same height. This is different from looking down at a view.
The mistake almost everyone makes: assuming sheers give privacy. They do, in daylight. At night, with your lights on, a lit room behind a sheer is completely visible from outside. This is why most Dubai apartments need a sheer and a blackout layer on the same track — filtered daylight when you want it, real privacy after dark.
3. West-facing windows are punishing
Afternoon sun, often reflected off water or the glass opposite, is more intense than direct light and hits from about 3pm through sunset. It fades fabric far faster than people expect — which is why so many Dubai curtains have one edge several shades lighter than the rest.
What to do: on west and south-west windows, choose fabric for UV resistance, not for how it looks in a sample book. A thermal lining also cuts solar heat gain, which shows up on your cooling bill through summer.
4. New towers are drywall, not concrete
This is the single most under-discussed thing in this market. Most new Dubai towers use drywall partitions around window reveals rather than solid concrete.
A track fixed into drywall with a standard concrete anchor holds for a few months, then pulls out of the wall — usually taking a chunk of plaster with it, and usually with the curtain attached. Villas are the opposite problem: solid masonry needing proper anchors and a drill that can handle them.
What to do: ask any installer what wall type your reveals are and what fixing they will use. If they cannot answer, that tells you what you need to know.
5. Buildings need permits
Most managed towers in Dubai require an installation permit or NOC from building management before any contractor works in your unit. Getting this on the day of installation rather than at the point of order is one of the most common reasons window treatment jobs slip in new communities.
What to do: ask your supplier when they will apply for building access. If the answer is anything other than "at the point of order", expect a delay.
6. Dust gets into everything
Fine desert dust passes closed windows and AC filters and settles into fabric. Curtains here grey faster than in most climates, and most people never clean them because taking them down and re-hanging them properly is a job nobody wants.
What to do: plan on a professional clean roughly once a year, and make sure whoever does it re-dresses the pleats afterwards. Curtains cleaned and re-hung without re-dressing usually look worse than before they were cleaned.
A note on renting
People move every one to two years in Dubai, and most leave their curtains behind assuming they cannot be reused. In most cases they can — taken down, re-hemmed to the new drops and re-installed for a fraction of the cost of a new set. The exception is if the new windows are taller: fabric can be shortened, never lengthened.
If you are renting, that is also an argument for spending more on the track and less on the fabric. The track is what fails.
