Three things that are specific to Business Bay
Your neighbour is fifteen metres away
Tower blocks here face each other across narrow gaps, and most units are floor-to-ceiling glass. Sheers give you good privacy in daylight. At night, with your lights on, they give almost none — from the opposite tower a lit room behind a sheer is completely visible.
This is why nearly every apartment we do in Business Bay ends up with a double layer: sheer for the day, blackout for the evening, both on one track. If a company quotes you sheers alone for a Business Bay tower, ask them what happens after sunset.
West-facing units get punished from 3pm
The afternoon sun off the canal and the glass opposite is brutal on west and south-west facing units. It is not only about glare — it drives your cooling cost up all summer. On these windows we recommend a heavier fabric with thermal lining, and we will tell you which of your windows genuinely need it and which do not.
Drywall, not concrete
Most Business Bay towers have drywall partitions around the window reveals, not solid concrete. A curtain track fixed with the wrong anchor into drywall will hold for a few months and then pull out of the wall, usually taking a chunk of plaster with it. We check the wall type at measurement and spec the fixing accordingly. It is a small thing that almost nobody asks about, and it is the reason tracks fall down.

Most units here are studios, 1 and 2 bedrooms with tall windows. Fully installed, with sheer plus blackout on every window:
