A villa is not a big apartment. Thirty-plus windows across two floors, a garden that everything opens onto, and a family living in the house while the work happens. Treated like a large apartment job, it goes wrong.

How we run a villa

One named person, start to finish

Every project over AED 15,000 gets a named project supervisor. They do your first measurement, they write your quote, they are physically present on installation day, and they walk every room with you at the end. Not a salesman who vanishes after the deposit and fitters who arrive knowing nothing about your house.

A window-by-window quote, never a lump sum

You get a room-by-room, window-by-window breakdown with a price against each one. A single figure for a whole villa is impossible to interrogate, and that is usually the point of it. Ours you can argue with, line by line.

Phased installation

On a large villa we install by floor or by zone so your family is never without a usable house. We agree the order with you before we start.

Villa-specific things that go wrong elsewhere

Double-height and stairwell glass. Needs an access plan agreed at survey, not equipment sourced on the morning.

Garden-facing sliders. Wide spans need a heavier track and correct hem weighting, or the curtain swings every time the door opens and never hangs straight.

The majlis. A formal room with different requirements to a living room — more height, more privacy, more formality. Very few suppliers here treat it as its own thing. We do.

Concrete, not drywall. Ranches villas are largely solid construction, which means proper masonry anchors and a drill that can handle them. The opposite problem to the towers, and just as important to get right.

Motorisation

Common in Ranches, especially on high living-room glass and in master bedrooms. If you already run Control4, KNX, Lutron or Apple Home we do a free technical survey before quoting. We will not promise integration we have not tested.

You often do not need new curtains to motorise — in most cases we replace the track and re-head your existing panels.

People in your home

Our fitters are employed by us, not subcontracted. You get their names and photographs before they arrive. Shoe covers, floor protection, drill dust vacuumed as they work, and every piece of packaging taken away. We do not discuss other clients and we never publish a project without your written permission.

Installed on the day we promise

A specific date on your quote, not a range. If we miss it, your installation is free — written into your contract.
