Five to seven windows, and one of them is a different question
A two-bedroom is the first size where the rooms stop agreeing with each other. The master and the living room are familiar problems. The second bedroom is not, because it is doing one of three completely different jobs, and each wants a different answer.
Getting that room wrong is the most expensive mistake in a two-bedroom, and it is almost always made by specifying it the same as the master because that felt consistent.
The second bedroom decides the quote
If it is a child's room, it needs real darkness and it needs to be cordless. Darkness because children nap in the afternoon, when the room is at its brightest and a night-time specification is nowhere near enough. Cordless because a looped chain or cord within reach of a small child is a genuine strangulation hazard. That is a policy here, not an upgrade: we do not fit corded blinds in children's rooms at all.
If it is a guest room, it is used a handful of nights a year and does not need your master bedroom specification. This is the room where we will tell you to spend less. Dim-out lining instead of three-pass blackout, a simpler heading, no second layer. Nobody has ever complained about a guest room that was slightly too light.
If it is an office, darkness is the wrong target entirely. The problem is glare landing on a screen at half past three, and glare is angle and reflection rather than brightness. Blackout answers it by killing the room, so you end up working with the lights on at four in the afternoon. A zebra blind, or a denser sheer, tunes the light through the day instead. Tell us the room is an office and we will steer you away from blackout in it.
The master bedroom
The same rules as any Dubai bedroom, and they are about coverage rather than fabric. The sun is up before half past five for much of the year, and opaque fabric does not make a dark room on its own, because light arrives over the track, down the sides and under the hem. Ceiling-fixed track, run past the reveal, a return at each end, an overlap in the middle, and a drop that is measured rather than assumed. Our blackout page takes each leak in turn. A sheer behind it is worth having if you use the room in daylight; high up with nothing looking in, it is optional.
The living room, which fails after dark
Most people ask for living room curtains because of heat and glare, then find the real issue is the evening. Privacy runs from the bright side to the dark side, so the window that felt private all afternoon shows the room in outline once your lights are on. Two layers on one double track answer both.
The double track has to be specified as a double at the start — a double bracket carries more load and stands further off the wall, so adding a layer later usually means replacing the track and fixings. Say it at the measurement even if you fit one layer now. Our sheers page covers what the open weave really does.
Kitchen and bathrooms
Blinds, and it is not a compromise. Grease and dust wipe off a flat surface and never come out of fabric, and a wet room has nowhere to stack a curtain. A roller in both, zebra if the kitchen has a dining end where you want to tune the light. The reasoning by room is in curtains or blinds.
Where we would tell you to spend less
The guest room, as above. Any corridor window nobody sits beside. The utility or maid's room. The second bathroom, which usually has frosted glass already doing the job.
The point of quoting one price per finished window rather than a lump sum is that you can see those windows and take them out. A single figure for a whole home hides exactly the rooms you would have cut.
What we would tell you not to buy
Blackout in a home office. It is the wrong tool and you will stop using it.
The same fabric in every room because it looks tidy on a quote. A child's room wants something washable with no pile; a living room wants drape; a west-facing window wants a performance blend that will not fade. Choosing curtain fabric for a Dubai home explains why.
Motorisation on five windows. In a two-bedroom, at most one earns it — usually a wide living room span or a window behind a sofa.
Choose your level
- Essential — quality fabrics
- Signature — premium fabrics, three-pass blackout lining (most chosen)
- Atelier — luxury fabrics, motorised living room
Every level includes the correct track for your window, rated for the fabric weight. We do not fit a cheaper track at a cheaper level.
You do not have to choose one level for the whole apartment. Signature in the master and living room with Essential in the guest room is a common and sensible split.
How it works, and what the price includes
A supervisor visits free, about 45 minutes, and covers the whole apartment in one visit with the fabric books held against your own glass in your own light. Every window is measured twice. Within 24 hours you receive one written price per finished window — fabric, making, lining, track, brackets, the correct fixings for your wall type, delivery, installation and hand-dressing all inside it. Nothing is added later, and the quote stands for 30 days without follow-up calls. Installation is two to five working days from the measurement, on a date written into your contract rather than a range; if we miss it, your first professional curtain clean is free. One-year warranty on mechanical parts and labour, and every window we measure is kept on file permanently. All seven emirates, no travel surcharge. See how it works and our guarantee.
One installation day
A named installation team, floor protection, every box taken away. A written installation date in your contract, not a range.
Questions we get asked
Should the second bedroom match the master?
Only if it is used the same way. Matching a guest room to a master is the commonest way to spend money that changes nothing.
Is cordless really necessary in a child's room?
Yes, and we will not fit a corded blind in one. It is a safety rule, not a specification choice.
Can we phase it — bedrooms now, living room later?
Yes. The quote is per window, and your measurements stay on file, so there is no second survey.
What if we convert the office back into a bedroom?
Say so at the measurement and we will specify the track for two layers even if you fit one now. Adding blackout later is then a panel, not a rebuild.
Do you fit the whole apartment in one day?
Five to seven windows is normally one day. We return about a week later, free, to untie the hand-dressing.
