Motorising an apartment nobody planned to motorise. A battery motor needs no cabling, which is the only reason a finished, lived-in home can be motorised at all. It is the honest answer for almost every retrofit in Dubai, and it carries one obligation people are rarely told about.

What a retrofit day actually is

A new track, a battery motor on it, and your existing panels re-headed onto it if sound. A day per room, furniture sheeted and the old track removed.

Can your existing track take a motor?

Three things have to be true, and a developer-fitted track usually fails one.

It has to be the right type: motor and track are a matched pair — drive type, carrier spacing and end stops have to correspond — and a motor on a track it was not designed for will run, badly, until something gives. It has to be sound: a track a decade into hand-pulling has worn gliders, and a motor will not fix that, it will expose it. And it has to be correctly fixed, because a motor applies the same force in the same place every time; a bracket that held for years of hand-pulling can pull out of drywall under that load.

So the answer is sometimes no, and we say so at the survey. Where it is no, the new track is not an upsell — it is why the motor lasts.

Recharging, and the trap

A battery motor needs charging periodically. How often depends on the weight of the curtain and how often it runs: a light panel opened once a day goes a long time, a heavy lined pair on a schedule much less.

Now the trap. The strongest reason to motorise anything is a window you cannot reach — a stairwell, double-height glass, a panel above a fixed sofa. Put a battery motor there and you have created a window you must reach, on a ladder, to charge the thing meant to solve reaching it.

Battery is right for most apartment windows and wrong for the highest one — exactly where people put it, because it was the easy install. There the options are running power to it, mounting the motor so the battery can be swapped from a reachable point, or accepting the ladder.

Where battery genuinely wins

Occupied apartments and rentals, where no cable can be chased into a finished wall. Windows where the alternative is trunking across a painted ceiling. Tenants and short-let operators who need it reversible. Older buildings, older systems

Much retrofit work is replacing motors that already failed. Early systems reach end of life, go out of production, or lose the only remote that pairs to them — JLT is where we see this most, and replacement usually means a new track too. The detail is in what actually goes wrong with motorised curtains. On a wave heading the rules are stricter, because a motorised wave must be specified as one from the start.

How often will I actually be charging it?
The interval depends on the weight of the curtain and how often it runs. We give a realistic expectation for your window, not a brochure number.

Can it be charged without a ladder?
On a reachable window, yes. On a high one it depends how the motor is mounted, which is why we decide that with charging access in mind.

Can I take it with me when I move?
The motor, yes. The track is fixed to your wall and the panels cut to those windows, so a move means re-heading them onto a new track.
