Dubai Hills is two very different jobs in one community. The apartments at Park Heights, Collective and Executive Residences are one kind of work. The villas and townhouses off the Boulevard are another entirely. Here is what changes.
The villas: it is a project, not a purchase
A four or five bedroom villa here has 25 to 40 windows, often with double-height glass in the stairwell and living room, and frequently a family room that opens straight onto the garden. That is not a one-visit job and it should not be quoted like one.
For anything over AED 15,000 you get a named project supervisor who is with you from the first measurement to the final walkthrough, and who is physically present on installation day. One person. Not a salesman who disappears after the deposit and installers who arrive with no context.
Double-height windows also need a proper access plan. We survey the height at measurement and bring the right equipment on the day rather than discovering the problem in your living room.
The apartments: golf views you should not block
Many Park Heights and Golf Suites units look directly over the course. That view is a large part of what you paid for, so the honest recommendation is usually a fine sheer that keeps it, layered with blackout that only closes at night — rather than a heavy fabric that you end up leaving open anyway.
Motorisation, and the survey we do first
Dubai Hills villas frequently have Control4, KNX or Lutron already installed, and many apartments run Apple Home or Alexa. We will not promise smart-home compatibility without testing it first. We carry out a free technical survey at your home before quoting integration — because motors arriving that do not talk to your system is one of the most common failed installations in this city, and it is entirely avoidable.

We are working inside your home, sometimes for several days on a villa. Our fitters are employed by us, not subcontracted, and you get their names and photographs before they arrive. We do not discuss other clients and we do not publish a project without written permission.
