Blackout and Sheer Double Layer
One written price per finished window, after we’ve measured — fabric, lining, track, fixings, fitting and warranty all inside it. Nothing added later.
A sheer in front, blackout behind, both on one double track — what most Dubai apartments actually need, decided before the track goes up. Not because the fabrics are difficult, but because the hardware is: a double track is a different bracket, and adding the second layer later usually means replacing the first.
Three states instead of two
A single-layer window has two settings: open or closed. Neither is what you want for most of the day. Two layers give you three states, and you will use all of them.
Both open. The window is a window. Morning, or whenever the view is the point.
Sheer only. Daylight, glare taken off, and privacy from the tower opposite while your room is the darker side. This is the setting most people live in.
Both closed. Darkness for sleep, and real privacy after dark — because a sheer alone gives almost none once your lights are on and the street is dark. That reversal is explained on our sheers page, and it is the single thing people most often discover too late.
Why the track decides this, not the fabric
A double track carries two curtains rather than one: a heavier assembly on a deeper bracket that stands further off the wall so the front layer hangs clear of the back one. Those brackets take more load and need more projection than a single track.
Which means retrofitting is rarely a matter of adding a rail. In most cases the single track comes off, new fixings go into the wall or ceiling — usually drywall in a Dubai tower, so anchor choice matters — and a new double track goes up. You pay for the track twice and you have holes in the wall to make good. Fitting a double track at the start and hanging one layer on it now costs a fraction of that, and it is what we recommend whenever the budget only stretches to one layer today.
What each layer should be
The back layer does the work: three-pass blackout in a bedroom, dim-out in a living room where you want the light down rather than off. The front layer is chosen for how much view and daytime privacy you want to keep — openness is the whole specification there, and it is set out on the sheers page. Face fabric and colour are a free choice, because the lining behind decides the darkness; the fade behaviour that should steer your colour is in choosing curtain fabric for a Dubai home.
A wave heading suits both layers particularly well: it stacks tighter than a pleated heading, which matters twice over when two curtains are stacking beside the same window.
Where it earns its place, and where it does not
Almost every bedroom and living room in a tower, and any window facing another building at close range. It is unnecessary on a bathroom or kitchen window, where a blind is the answer, and over-specified in a room that only needs one thing — a media room that simply wants dark. The argument for coverage over fabric is on our blackout page.
How we work
A supervisor visits your home free, with the fabric books, and holds the sheer and the blackout against your own glass together, in your own light, so you can see the combination rather than two samples. Every window measured twice, one written price per finished window within 24 hours, nothing added later, fitted on the date in your contract rather than a range, with a one-year mechanical and labour warranty. Book a free measurement.
Questions we get asked
Can I fit the sheer now and add blackout later?
Yes, if the double track goes up now. On a single track, adding a second layer later usually means a new track and new fixings.
Do both layers have to match?
No. They are chosen for different jobs — the sheer for daytime view and privacy, the back layer for darkness. They should sit together, not match.
Does a double track need more wall?
More projection, yes, and more width if you want both layers to stack clear of the glass. We check that at the measurement.
