Almost everywhere else we work, homes repeat: a tower has the same unit on forty floors, a townhouse row the same house twenty times. Mirdif is the opposite. It is old Dubai — villas built across decades, many independently, extended and altered by successive owners — and no two are the same.

Nothing here repeats, and that changes the job

In a master community we can often tell you something useful before we arrive, because we have measured your neighbour. In Mirdif we cannot, and will not pretend otherwise.

Window sizes vary within a street. Ceiling heights vary within a house, because a room was added later. Wall construction varies with the decade it went up. Two villas that look identical from the road can need completely different tracks.

So a Mirdif quote has to come from a visit — not a floor plan, not a building name, not a rate card. Everything on it comes off your own windows.

Solid block is good news

Mirdif villas are largely block and concrete rather than drywall over a stud frame, and for curtains that is an advantage.

In a new tower the fixing dictates the design: drywall will not hold a loaded track, so brackets land where the structure allows and the track is specified around that. In solid block the wall holds wherever we drill, so bracket positions get chosen for what the window needs rather than what the wall permits.

That opens up what is awkward elsewhere — full-height drops, heavy interlined fabric, wide single spans without a joint, ceiling fixing that clears the reveal. If you have ever wanted a heavier curtain than an apartment could carry, this is the house for it.

It costs a little more in labour — masonry needs a proper drill and proper anchors, and it is slower going. It is worth it.

The windows standard sizes cannot fit

Older Mirdif villas are full of windows no off-the-shelf product fits: arched heads, small high windows above a stair, deep reveals, narrow slots beside a door, and openings that are simply an odd size because someone built them that way.

This is where made-to-measure stops being a marketing phrase. An arch can take a curved track following the head, or a fixed sheer inside the arch with a straight track below — two very different looks, and the right answer depends on the room. Deep reveals let you fit inside the recess, which looks neat and keeps the wall clear.

Traditional interiors here also suit a traditional heading: pinch pleat sits better in these rooms than a flat modern one, and it forgives the uneven ceiling lines an older building tends to have. The full range is in our curtains collection.

Working in a home people live in

Most Mirdif work is a refresh, not a fit-out. The house is owned, lived in and furnished, and nobody is moving out for a week while we work.

So we work room by room and finish each room the same day. Furniture is sheeted before anything comes down, drill dust is vacuumed as it is made, and your old curtains and every offcut leave with us — plenty of companies just fold them into a corner.

One honest note: sometimes the curtains you have are fine and only look tired. If a professional clean would get you most of the way there, we will say so. That is what our cleaning service is for, and it costs far less than replacing them.

What curtains will not do

Mirdif sits under the approach to Dubai International, and we are asked about aircraft noise on almost every visit. The honest answer is that curtains will not fix it.

Fabric absorbs a little high-frequency sound and softens echo inside a room. It does nothing about the low-frequency noise arriving through glass and structure, which is what an aircraft is. Heavier fabric, thicker lining, a second layer — none of it makes a measurable difference.

If noise is your main problem that is a glazing question, not a curtain question, and the money belongs there. We would rather tell you that than sell you the heaviest fabric in the book.
